Elgin is the administrative and commercial centre for Moray located approximately 65 miles northwest of Aberdeen and 40 miles north-east of Inverness via the A96 trunk road.
The subject site comprises approximately 12 Hectares (30 Acres) of employment land forming part of a larger Masterplan mixed use development located at Findrassie approximately 1 mile to the north of Elgin town centre.
The area zoned as employment land is located to the east of Lossiemouth Road on the eastern edge of the new neighbourhood scheme.
Findrassie is a major land release allocated in the Moray Local Development Plan (MLDP) 2015 for housing and employment uses as sites R11 Findrassie/Myreside and I8 Newfield. The Masterplan covers a total area of approx. 112 Hectares which will comprise 100 Hectares of housing land and 12 Hectares of employment land.
The Masterplan area will extend from Lossiemouth Road (A941) in the east to Duffus Road (B9012) in the west and will be bounded by Frindrassie Woods and agricultural land to the north. Barratt Homes & David Wilson Homes are on site on a portion of the site with the entire development projected to be phased over a 20-25 year timeframe creating a new neighbourhood for Elgin north.
Terms: Expressions of interest are sought from potential owner and occupier requirements for the new business units on the employment land.
Planning: The finalised Findrassie Masterplan was approved as Supplementary Guidance to the MLDP by the Planning & Regulatory Services Committee on 1 December 2015. The site I8 Newfield extending to some 12 Hectares (30 Acres) of land is considered suitable for Class 4 (Business) Uses in terms of the Town and Country Planning (Use Classes) Order (Scotland) 1997.
